Internal Reconfigurations in Longford & the Midlands

An internal reconfiguration changes how your home is laid out on the inside — opening up spaces, repositioning rooms, converting underused areas and creating a floor plan that actually suits the way you live. In most cases it doesn't require planning permission, it costs a fraction of what an extension would, and when it's done well it can transform how a home feels completely.

Internal Reconfiguration vs Extension — Which Is Right for You?

This is a question we get regularly and it's worth answering honestly.

If your problem is that you don't have enough rooms or floor area — you need an extra bedroom, you need more ground floor space — then an extension is likely the right answer. You can't reconfigure space you don't have.

But if your problem is that the space you have isn't working for you — the layout is wrong, rooms feel cut off from each other, certain areas of the house are never used while others feel cramped — then internal reconfiguration is almost always the smarter and more cost-effective answer. If the problem is that the house is tired and the layout is wrong, renovation is almost always the better call over an extension.

We assess every project honestly and will tell you clearly which approach makes more sense for your home and your budget. If an extension is the right answer, we'll say so. If a reconfiguration will give you what you're looking for at a fraction of the cost, we'll tell you that too.

Why Choose RPH Construction in Longford

We Come From the Trades

This company was built by someone who spent over two decades on the tools. That matters — because it means we understand exactly what a good job looks like and we won't sign off on anything that falls short of it.

One Team. Full Accountability

With 14 tradespeople working directly under RPH, there's no ambiguity about who's responsible for the work on your home. One company. One point of contact. Full accountability start to finish.

We Work Across the Midlands

Most renovation contractors in Longford work locally and stop there. RPH covers a much wider area — Roscommon, Westmeath, Leitrim, Cavan, Offaly, Mayo and Sligo are all within our regular working radius. Wherever you are in the Midlands, we'll come to you.

Straight Talking From Day One

We'll visit your property, assess the project properly, and give you a realistic quote — not a number designed to get us through the door that balloons later. You'll know what the job costs and how long it takes before a single thing gets touched.

We're Fully Insured

Every project carried out by RPH Construction is fully covered by public liability insurance. We know that inviting a construction team into your home is a big deal, and having that cover in place protects you, your property and everyone on site.

How Much Does an Internal Reconfiguration Cost in Longford?

Internal reconfigurations vary widely in cost depending on what's involved, so it's worth breaking down the main project types rather than giving one figure that covers nothing accurately.

Open plan conversion — the cost depends primarily on whether the walls being removed are load-bearing and the length of the spans involved. A straightforward open plan conversion removing one non-load-bearing wall, making good and redecorating will typically run from €3,000 to €6,000. If load-bearing walls are involved and structural steelwork is required, budget from €6,000 to €15,000 depending on the scope. Open plan conversions knocking through walls to create bright, flowing living spaces remain one of the most popular home improvements in Ireland and consistently add more value to a property than they cost to carry out.

New partition wall — building a new non-load-bearing stud partition wall to divide a room, including framing, insulation, plasterboarding, skimming and finishing, typically costs from €1,500 to €4,000 depending on the size and complexity.

Home office conversion — converting an existing room into a proper home office including new electrical circuits, data points, lighting and all finishes typically runs from €3,000 to €8,000 depending on the scope and specification.

Garage conversion — converting an attached garage into a habitable room, including insulation, damp-proofing, new floor build-up, plastering, electrics and finishes, typically costs from €8,000 to €18,000 depending on the size of the garage and the intended use of the new room.

As with every project, the only way to get an accurate figure is a site visit. We offer free consultations and written quotes across Longford and all surrounding counties.

Does Internal Reconfiguration Require Planning Permission?

In the majority of cases, no. A lot of internal work doesn't need planning permission. Most internal reconfigurations — removing walls, repositioning doorways, building partition walls, converting rooms — are considered internal alterations that do not require a planning application.

The exceptions are where the work changes the use of part of the building in a way that requires consent, or where the property is a protected structure. If your home is a protected structure or is located within an Architectural Conservation Area, additional consents may be required before internal work can proceed.

We advise on planning requirements as part of every project assessment and will tell you from the first visit exactly where you stand.

Internal Reconfiguration Services We Carry Out

H3: Open Plan Conversions The most popular internal reconfiguration in Ireland right now. Older Irish homes — particularly those built between the 1960s and 1990s — were designed with separate kitchen, dining and living rooms that feel cramped and disconnected by today's standards. Opening up these spaces to create one flowing kitchen-dining-living area transforms the feel of a house entirely. It brings in more light, creates a better space for families to spend time together and is consistently one of the highest-return improvements a homeowner can make.

Room Layout Changes Repositioning a doorway, widening a hallway, changing how two rooms connect to each other, moving a door from one wall to another — these are changes that sound minor but make a significant difference to how a home flows day to day. We carry out room layout changes across Longford and the Midlands, including all associated blockwork, joinery, plastering and making good.

Home Office Conversions The demand for dedicated home office space has not gone away. A spare bedroom that functions as a dumping ground, an underused dining room, a box room that's too small to sleep in — all of these can be converted into a proper, functional home office with the right approach. We carry out home office conversions including new electrical circuits, data points, lighting, shelving, partition walls where required and all finishes.

Dividing Rooms Sometimes the need is the opposite of open plan — creating two rooms from one. A large master bedroom divided into two children's bedrooms, a big living room split to create a dedicated playroom or home office, a bedroom reconfigured to include an ensuite. We build partition walls to a high standard — properly framed, insulated for sound, skimmed and finished to match the surrounding walls.

Converting Underused Space The formal dining room that nobody eats in. The large hotpress that's giving very little back. The area under the stairs that's doing nothing but collecting clutter. We assess underused spaces across all types of Irish homes and convert them into rooms and areas that earn their place — utility rooms, downstairs WCs, storage solutions and more.

Staircase Repositioning Moving a staircase is one of the more involved internal reconfigurations — it's structural work that requires careful planning and the input of an engineer — but it can unlock significant floor space on the ground level and fundamentally change how a home flows. If your ground floor layout is dictated by a poorly positioned staircase, it's worth having a conversation about what's possible.

Garage Conversions An attached garage that's become a storage unit is one of the most underused spaces in Irish homes. Converting it into a habitable room — a bedroom, home office, playroom, gym or utility space — is one of the most cost-effective ways to add usable floor area to your home without building an extension. We manage full garage conversions including insulation, damp-proofing, plastering, electrics, flooring and all finishes.

Your Construction Questions Answered

In most cases no. Internal alterations including wall removal, room layout changes, partition walls and room conversions do not require planning permission in Ireland. Exceptions apply to protected structures and certain changes of use. We'll confirm your position on the first site visit.

It depends entirely on the scope. A straightforward open plan conversion removing one wall and making good typically takes one to two weeks. A more complex whole-ground-floor reconfiguration involving multiple walls, structural work and full re-decoration could take four to eight weeks. We give you a realistic timeline as part of your written quote.

In most cases yes. Internal reconfigurations are generally less disruptive than extensions or full renovations because the work is confined to specific areas of the house. We discuss this with every client and plan the project to minimise disruption to daily life as much as possible.

Generally yes — particularly for older homes with compartmentalised ground floor layouts that feel dated by current standards. A well-executed open plan conversion consistently ranks among the home improvements with the best return on investment in the Irish market.
